We were standing in the garage of a Squamish strata townhouse, and the homeowner was introducing us to her gas furnace the way you might introduce a family elder. She wanted real options for what comes next, including a heat pump. She also owns a strata townhouse, and the internet had already warned her that heat pump strata approval in BC is where good intentions go to wait. Here is what we keep seeing on the ground instead: the hurdles are real, there are exactly two of them, and both are very passable once you know the order they arrive in. This post walks the whole path, using her consult as the map.
The strata myth, and the half of it that is true
We hear it all the time from strata owners: people automatically assume that living under a strata council means a heat pump is going to be difficult to push forward, so the idea gets shelved before anyone has even asked. There is a half-true part worth conceding warmly, because you cannot simply bolt an outdoor unit wherever you like and mention it to the council afterward. Your strata does get a say, and that say follows a process.

Step one: ask your strata about electrical capacity

Step two: find a home for the outdoor unit
The second hurdle is location. A heat pump needs an outdoor unit, and in a strata townhouse that unit usually lives on your limited common property, the outdoor space attached to your unit that the strata designates for your use. The furnace in her garage was rated at 75,000 BTUs, and rather than matching that number, Simon asked to scan the house instead, because furnaces of that era were routinely oversized. The number landed while she watched: her home loses roughly 12,000 BTUs per hour, which makes that furnace roughly six times bigger than the job it was doing. Right-sizing matters double in a strata, because a correctly sized heat pump keeps the electrical ask modest and the outdoor unit compact, which makes both hurdles easier to clear. It matters for the equipment too, since a heat pump is meant to be sized so it runs continuously on the coldest day of winter rather than kicking on and off the way an oversized furnace does.
Step four: the options conversation, with real numbers
She asked for heat pump options, and she got them, alongside something she did not ask for: a straight recommendation. Simon told her plainly that the most cost-effective choice for her space was actually a new furnace, and that the heat pump earns its place on different grounds, because it adds air conditioning and takes the home off gas. Simon shared the cost ranges on the spot. Furnaces tend to land somewhere around seven to twelve thousand dollars, while heat pumps run from roughly fourteen or fifteen thousand up to about thirty when new ducting joins the scope. Step five: a proposal built to be argued with
A couple of days after a consult like this, a designed proposal goes out, typically with two options side by side: a budget line and a more premium line, so you weigh the trade-off yourself. The drawing shows where the outdoor unit sits and how everything routes, which is exactly the level of detail a strata council wants in front of them.
