We were in a North Vancouver duplex recently, a 2005 build, and the house had a riddle in it that we see all over the North Shore. Every room had a supply duct from the furnace in the basement. Every room except one. The primary bedroom, the room where the owners spend eight hours a night, the room where a baby will be sleeping come fall, got a baseboard heater instead.
The new owners had been in the house about a month. Their question was the one we hear most often in July: can we get some cooling up there before it matters?
It is a completely reasonable question. It also opens a bigger conversation than most people expect, and we think that conversation is worth walking through in the open, because this house is not unusual. Whether you are in Lynn Valley, up off Lonsdale, or out toward Deep Cove, if you own a North Shore home built in the last few decades there is a decent chance you have your own version of the room the builder skipped.
Why builders skip a room
When one room in an otherwise ducted house has a baseboard, it is rarely an accident. It usually means the builder hit something: a wide open floor plan below with nowhere to hide a duct, joists running the wrong direction, a load-bearing wall exactly where the duct wanted to go, a cantilevered floor that left no path up. Somewhere in the framing, running that last duct got hard enough that someone decided a baseboard was easier.
That matters for you today, because it tells you the easy path was never there. Whoever helps you add cooling to that room has to actually solve the puzzle the original builder walked away from, and there is more than one way to solve it.
The one-room fix that everyone starts with
Most people arrive where these homeowners did: put a heat pump on the house for the ducted rooms, and hang a small wall unit or ceiling cassette in the bedroom that was left out. It is a sensible instinct, and sometimes it is exactly the right answer.
But here is the part of the math that surprises almost everyone. With multi-zone heat pump systems, every indoor unit you add pushes up the size of the outdoor unit you need. The ratios are unforgiving. Add enough indoor heads and you can force yourself into an outdoor unit a full size class larger than your house actually requires, which can add thousands of dollars for capacity you did not need in the first place. The dream of a sleek little unit in every bedroom is usually where budgets go to die, and an oversized system does not even make you more comfortable. It just costs more and cycles more.
So the one-room fix is on the menu, but it should never be the whole menu.
The options nobody shows you
Standing in that bedroom, there were three real paths, and they are the same three we end up weighing in most North Shore homes like this one.
Finish the ducting. Sometimes the duct the builder could not run in 2005 is entirely runnable today, just not invisibly. One of our favourite tricks is hiding a duct in plain sight: extend a wall a few inches, carry the crown moulding profile across, and the room reads exactly as it did before while a duct rides up inside the new cavity. Other times the path is up through a closet wall and across the attic. In this house, we also suggested something more homeowners should know about: your municipality keeps the original drawing set for your house, and you can request it with a simple form. Before anyone cuts drywall on a guess, it is worth knowing where the joists and beams actually run.
Work with the equipment you already own. This furnace was twenty one years old, and the owners had been told more than once that it was living on borrowed time. The industry's own service-life data puts the average lifespan for a furnace of that generation around fifteen years, but an average is not an expiry date, and this one checked out as serviceable. That opens a path a lot of people never hear about: add a heat pump coil to the existing furnace. The heat pump does the everyday heating and cooling through the ducts you already have, the furnace stays in place as a backup, and the only part of it working day to day is the fan. And if that fan ever quits, the components that matter cost far less to replace than a whole new system. This is often the most cost-effective route in a house with good ducting, and it is the kind of option that only comes up when someone looks at your equipment instead of your postal code.
Go multi-zone on purpose. Sometimes ductless everywhere really is the right call, especially where ducting is impossible or a home has no ductwork at all. The point is not that multi-zone is bad. The point is that it should be chosen with the unit-count math in front of you, not discovered on an invoice.
There is no default answer across those three. There is the answer your house needs, and you only find it by treating the house as a system.
About those skinny ducts
The owners asked a question we love, because half the North Shore is quietly wondering the same thing: the existing ducts are only five and six inches around, and they have only ever done heating. Can they really push cold air all the way upstairs?
Yes, and it is math rather than luck. Every room needs a certain amount of airflow, and every duct size carries a known amount. A typical two-ton system moves about eight hundred cubic feet of air per minute, a healthy six-inch duct carries roughly a hundred and forty of those on its own, and once we measure what is in your walls we know what the system can deliver and which rooms, if any, need help. Balancing matters too. In summer you want the cool air heading upstairs where the heat is, not pouring into an already-cool basement, and a properly set up system is balanced to do exactly that.
If the ducts genuinely come up short in one room, there are clean fixes, from a single new run to a small dedicated unit for that space. But tearing a house apart to add cooling is rarely where the measurements point.
The panel is probably fine, and this house's was
This home had a hundred-amp panel, which is the detail that convinces a lot of North Shore owners they cannot have a heat pump without a costly electrical upgrade. Here is what actually happens. There are two accepted ways to size an electrical service for new equipment. The old way adds up the rated draw of everything connected to the panel, and it is deliberately conservative. The newer way looks at twelve months of your real BC Hydro usage data, what your house actually draws through a full winter, and sizes from reality. Run the second method and most panels turn out to have more room than the label suggests.
Sometimes an upgrade really is needed, and when the numbers say so, it is exactly the right move, with rebates that help cover it. But nobody should be paying for one on an assumption. Get the load calculation done on real data first.
The North Shore wrinkles
A few things change when the address is North Vancouver rather than Squamish or Whistler. We wrote about how different the three climates along this corridor really are and the paperwork changes just as much as the weather does.
The North Shore is not one jurisdiction. The City of North Vancouver, the District of North Vancouver, and West Vancouver each run their own permit process for this work, and the steps genuinely differ between them. Every one of these installs needs a permit, and a contractor who works across all three should be handling that paperwork for you, not handing it to you. West Vancouver even adds a municipal rebate on top of the provincial ones.
On rebates more broadly, we owe you the straight version. The big provincial incentives for switching off gas wound down in 2025. If you heat with electric baseboards or an electric furnace, a qualifying heat pump can still bring up to $4,000 through the standard CleanBC stream. The much larger income-qualified stream exists, but it carries both an income test and a cap on your home's assessed value, sitting around $1.2 million, and that cap rules out a large share of North Shore homes. We would rather tell you that plainly than let a headline rebate number shape your budget. The small stuff that shapes a good install
A proper consult sweats details that never make it into a brochure, and this visit had a few worth sharing. An outdoor unit wants roughly two feet of clearance from the wall, which is why a narrow side yard or laneway that looks like dead space is often the ideal home for one. If your neighbourhood snows cottonwood fluff every June, that affects placement and maintenance. If a line set has to cross a membrane deck, there is a right way to penetrate it and a fast way that causes leaks later. And if one west-facing room roasts every afternoon, sometimes the smartest dollar is not more cooling capacity at all, it is window film that knocks down the solar load before it gets inside.
None of these decide a project on their own. Together they are the difference between a system that works on paper and one that works in your house.
